Lot 1 - per assessor (aka 1F - per deed) is now available. Walked the site in February. MA GIS Sites are a good start, however boots on the ground tell a different story. Starting at southwest corner, we chuckled at the deed description... northerly line of Willis Rd ...an iron pin which is 30-inch west of a white pine at the end of a stone wall.... It wasn’t hard to find the pink survey flagging still attached, showing thru the leaves and needles from 2007 land survey. Impressed. Made our way north noting several features. 1. It’s PhillipStone, there are rocks. 2. Nice pine and hardwood mix. 3. Several elevated sites to build. K- liked the northwest corner & wants to build a pond. G- the northeast area & liked all the privacy. We did cross the stream to inspect a flag that seemed to match the iron pin identified F on the ANR Plan. See attached as well as the Wetland Report.
